Why New Homes Get Inspected
Municipal inspections generally review specific construction stages for applicable code requirements. They are not a substitute for an independent condition and workmanship inspection performed for the buyer. New homes routinely go to closing with missing insulation, unsealed penetrations, drainage that pushes water at the foundation, incomplete flashing, and finish work that was rushed at the end of the schedule.
My Background on New Builds
I built homes and managed residential construction projects for years before I started inspecting them. I know which stages get compressed when a schedule slips and which items tend to be signed off without being looked at closely. That is where I focus on a new build.
Timing
Pre-closing is the most common, while the builder still has an obligation and you still have leverage. An eleventh-month review before the first-year warranty expires is the other natural point. I can schedule either.
