Limited Scope, On Purpose
Not every question needs a full inspection. Sometimes you need to know the condition of the roof, HVAC, water heater, and electrical before a lease turnover, a purchase, or a capital budget, and a complete residential report is more than the decision requires. I agree the scope with you before the visit and state it in the report.

Documentation
I photograph and write it up so it stands as a record of condition on a given date, which is useful for deposit disputes, insurance, budgeting, and handoffs between managers.
